As leaseholders, we have reached a point of exasperation with both the freeholders and the managing agents at Honduras Wharf. Whilst we will continue to support the RTA in their efforts to continue dialogue, this approach does not appear to be yielding the results that we had hoped for and therefore we believe that now is the time to apply more pressure on the freeholder. We therefore believe the best/only course of action at this stage is to instruct solicitors to attempt to get things moving as soon as possible. 

Ultimately, our contracts as leaseholders are with the freeholder (and not the managing agent) and therefore this is where the pressure needs to be applied.

We believe that our issues fall into three main categories:

  1. Lack of progress with regards to the cladding/building remediation in respect of fire safety.

  2. General maintenance of the property primarily the management of the boiler efficiency and fixture costs but also on other issues such as  cleaning, painting, security)

  3. Management of the property (Lack of communication, extortionate/delayed service charges, lack of transparency on fire safety charges).


Phase 1: Instruct solicitors to contact the freeholder and request a response on all outstanding matters. We are expecting fees in the region of £100 per apartment, which includes an initial letter setting out our issues and expected time for relevant responses/follow-ups.
